My issue is this. We want to sell our home in Idaho and buy in Colorado. To be effective, we want to do our due diligence to find the best rates and offers. I've picked out 4 or 5 companies and too many of them want a hard credit pull. ( XXXX ) The problem with that is that it dings our credit rating for no reason. It's not like a denial or a loan is issued - we're just looking. The ding occurs just for asking and it dings the rateing 5 % for 2 YEARS. That's not right or fair to a consumer. They all shrug and say that's just the way it is, but I'm wondering why there are articles that say a smart person should shop around if the end result is a ding that lasts for up to 2 years. If no denial, and no loan is issued, why should it affect my score and why on earth should it last for 2 years? I'm not a rich person but have carefully managed my XXXX XXXX above XXXX and don't want to lose that. Nor do I do this type of thing every day, so mortgages are complex and stressful for me. With all the truth in lending, these are questions none of them have been able to answer. So I'm asking you, and asking a second question if there are questions I should be asking these lenders but don't know to ask? At this point I'm not sure about trusting anyone.
