On XX/XX/XXXX, I filled out an application with Rocket Mortgage to purchase a manufactured home. I spoke with a loan officer who also pulled up the listing and we discussed the home while filling out an application. We paid {$500.00} to move forward and had our credit pulled. From XX/XX/XXXX - XX/XX/XXXX, we heard absolutely nothing. My realtor had to contact the company multiple times to get an appraisal scheduled. Two weeks after the appraisal had been performed, my realtor called the company to figure out what was going on. At that time, we were told that they would not fund the loan because they do not fund manufactured homes. Along with that, they updated the Loan Estimate with an appraisal fee of {$900.00} but still never contact us to discuss this issue. I had to call and email on XX/XX/XXXX to get some sort of answer. Then I was told that I would only get my money refunded back after the appraisal fee XXXX {$900.00} XXXX and credit bureau fee were taken out. During that same phone call, I was told I would be contacted XX/XX/XXXX after they performed research to verify it was a mistake on their end. That is absolutely inexcusable. It should not have taken 6 weeks for them to decline the loan. The listing shows it was a manufactured home, the tax record shows it is a manufactured home ( and the taxes were verified within days of the application ), the appraiser asked the company if it was a manufactured home. There were multiple times that the company could have contacted me to discuss this issue. They also told my realtor that they were never told it is a manufactured home. The individuals I have spoke to have been very gracious and kind but this is absolutely unacceptable. I can not get this house financed before the contract ends because of the egregious neglect to communicate or even research the property. A simple glance by the company at the listing ( which was done by the loan officer during the application ) should have been more than sufficient for them to know whether or not to move forward with the loan. It should not have taken 6 weeks or even 2 weeks from the appraisal for them to explain they don't loan on manufactured homes. That is absolutely their choice not to offer loans on manufactured homes but their gross negligence in not communicating and taking 6 weeks to even discover this has cost my family a home and land.
