This is my third complaint regarding JPMorgan Chase Bank , N.A . and its foreclosure counsel, XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX. Please link this complaint with my prior CFPB complaints XXXX and XXXX. On XX/XX/2025, Chase sent me a letter acknowledging errors with a prior vacancy posting and expressly stating my property at XXXX XXXX XXXX XXXX XXXX was not in active foreclosure. Yet Chase internally activated foreclosure the very next day, XX/XX/2025, while my complete XX/XX/2025 mortgage assistance application was still pending. A foreclosure sale is now scheduled for XX/XX/2025. This is dual tracking in violation of federal law ( 12 C.F.R. 1024.41 ( g ) ). In addition, Chase misapplied restricted insurance funds. Chase received multiple insurance checks totaling approximately {$44000.00}. On XX/XX/2025, {$33000.00} of those funds was internally applied to foreclosure-related expenses or arrears without my knowledge, consent, or accounting. When I asked Chases insurance department about these funds, the representative confirmed they were no longer held in restricted escrow but could not explain their application or provide a transaction history. This constitutes improper diversion of insurance proceeds and a servicing error. XXXX has compounded these violations by : * Sending foreclosure notices dated XX/XX/2025 by certified mail to my tenant-occupied property address rather than my mailing address. * Sending a XX/XX/2025 notice falsely marked certified mail but delivered without certification. * Refusing to provide a debt collector license or a full fee/accounting ledger despite my certified demands. These actions violate RESPA ( 12 U.S.C. 2605 ), Regulation X ( 12 C.F.R. 1024.35, 1024.36, 1024.41 ), the Fair Debt Collection Practices Act ( 15 U.S.C. 1692 ), and Georgia foreclosure law ( O.C.G.A. 44-14-162.2 ).
