I contacted Rocket Mortgage for a mortgage loan estimate. Before indicating that I would proceed with them, they offered a preliminary estimate on Monday XX/XX/XXXX ( see attachment 1, pp. 1-2 ). This preliminary estimate came with a written intention to waive their appraisal and ultimately remove the {$740.00} appraisal fee ( see attachment 1, p. 3 ). The preliminary estimate also promised three separate credits towards closing costs. These credits were in the amounts of {$1700.00}, {$4700.00}, and {$1900.00} ( see attachment 1, pp. 1-2 ). This tactic ultimately proved to be a bait and switch scheme. After selecting XXXX as a lender, they created a document package with an official loan estimate on Tuesday XX/XX/XXXX ( see attachment XXXX ). This estimate had a couple of changes from their prior preliminary estimate less than XXXX hours prior. The official loan estimate properly removed the {$740.00} appraisal fee. However, XXXX removed the promised credits of {$1700.00} and {$1900.00}, replacing both with a single {$900.00} credit ( see attachment 2, pp. 1-2 ). In trying to resolve the issue with XXXX, they were quite flippant about their bait and switch scheme and merely told me that the market changes. I have moved on to a more honest lender, as I can not wait to resolve this issue with a tight deadline for closing. However, I thought it was important to notify you so that XXXX is held accountable. I would also appreciate advice on what damages I am entitled to in this situation.
