I contacted Wells Fargo Mortgage in XX/XX/XXXX to advise them that as of XX/XX/XXXX I had met the criteria to have PMI discontinued to be taken out of my mortgage- loan ending in XXXX since I had reached the required 20 %. I further advised it should not be the customer 's responsibility to track this they should have known considering I have a separate mortgage on another property and Wells Fargo stopped PMI without me having to request them to discontinue taking it out. I requested to have a refund issued in the amount of {$44.00} which cover the PMI of {$11.00} which was taken out from XXXX to XX/XX/. I received a letter dated XX/XX/XXXX that my refund request was denied. I need to understand how can Wells Fargo continue to take out PMI when the mortgage had reached the criteria to have it discontinued. I feel I'm due a refund because Wells Fargo failed to adhere to the terms of PMI.
