I believe Mortgage Research Center, XXXX Veterans United Home Loans, in particular the Underwriter ( s ), has sought to arbitrarily deny my loan by utilizing disparate treatment. Disparate treatment happens when a lender treats an applicant differently based on one of the protected characteristics ( such as race or gender ). This type of discrimination can be obvious and blatant, or it can be subtle. The lender does not issue an actual denial, but disparate treatment creates barriers, making borrowing more difficult. For example, let 's say Bank A requires evidence of one month of verified income for a mortgage. XXXX, a XXXX mortgage applicant, must provide more extensive income documents than XXXX, a non-disabled person, in a similar situation. Proving disparate treatment does not require showing that the lender was motivated by prejudice. It only requires that the lender did not have a nondiscriminatory justification for the difference in treatment. Veterans United Home Loans required I sell my home and provide a Closing Disclosure in order to be issued a Clear to Close. After the home was sold, the Final Disclosure was sent. The lender then required I provide payoff quotes from XXXX of my lenders that do not provide payoff quotes. This is a concern because my debts were prevalent when I applied for financing and I was pre approved on XXXX separate occasions, with the second pre approval resulting in me being approved for {$500000.00}. It appears the Underwriter ( s ) at this company do not wish to approve my loan but are unable to deny it with legal justification. Instead, it has sought to cause unnecessary requirements and delays by disparately treating my loan request with unreasonable and unattainable barriers to approval. Had this company simply denied my loan request before pre approving me for {$500000.00}, I would not have sold my home and would not be homeless in the middle of a Chicago winter. This behavior is unprofessional and egregious and as a veteran of the United States, I demand fair and equitable treatment. I request an investigation into the business practices of Veterans United Home Loans.
