When you build a home from the ground up in the State of Maryland there are two ( 2 ) sets of taxes you pay at closing. Land Tax and Dwelling Tax. Because the Dwelling Tax bills are never ready at closing, the mortgage companies often estimate how much your Dwelling Tax Bill will be and put that in your closing costs. For us, they estimated {$3900.00}. The Settlement Company holds onto that monies for up to 45 days after closing waiting on the Dwelling Tax Bill ( which they call a supplemental tax bill and which the state calls a Consolidated Tax Bill ). If by 45 days after close the bill isn't rec 'd the Settlement Company sends you the money back and advises you to hold on to the money for when the bill comes. We got the Dwelling Tax bill on XX/XX/2021. I submitted the bill and made an online escrow payment of {$3500.00} to AmeriHome and asked them to use the remainder of what was in my Escrow Account to pay for the tax bill which is a total of {$5500.00}. On XX/XX/2021, I put in a status inquiry and was told that I already paid the taxes at settlement. They confused the Land Tax with the Dwelling Tax. I submitted the bill again and told them to pay attention to the XX/XX/2021 due date and that I wouldn't have a due date on a bill if it wasn't due. Additionally, I reminded them if it was a tax statement would say this is a statement accounting and not a bill.
