I did a cash out refinance on an investment home. When the mortgage was filed XXXX XXXX by XXXX XXXX and issued by United Wholesale Mortgage they erroneously attached 9 parcels of different properties to this loan resulting in liens filed on those 9 properties. The property tax bills for all parcels were assigned to one mortgage resulting in potential missed tax payments due to them not being mailed to me on properties free and clear of all mortgages and an enormous tax bill for one small home. The enormous tax bill which created a significant escrow deficiency was not enough for UWM to question a possible error or the fact that a small balance loan had 9 different parcel numbers attached to it didn't issue a red flag to an employee. The misfiling also includes a property I no longer own. I became aware of this issue while trying to secure another loan on a different home I am purchasing. While reviewing and submitting current debts to the new loan application they noted seeing an excessively negative balance in my escrow account. I reached out to UWM ( XX/XX/2021 ) and had a customer service rep tell me it was local county issue sending them the tax bills for all 9 parcels and that i needed to contact my local govt tax dept and have them rectify. i also reached out to the loan originator for assistance since she set up the loan. The county tax dept assured me that UWM made the request for all 9 parcels via electronically and then deferred me back to UWM. The loan broker and i conference called UWM to try and gain further understanding. We spoke to a different CSR and they didn't know why and said nothing was in the file. Again we thought we were only dealing with missent tax bills. On XX/XX/2021 i received a phone call from my current loan office ( on my new purchase ) to tell me that the mortgage with the tax bill issues has been filed against other properties I own free and clear. The mortgage filed with the county had a incorrect legal description that identified 9 different properties and homes including one I no longer own. The recorded mortgage now is showing a lien on all 9 properties. The LO I am using in my new purchase reached out to XXXX and i reached out to my previous LO who originated my loan for assistance in getting the parcels released with no response for hours. I am under contract and have a deadline to close a loan on a new purchase in 9 days .... my current LO has indicated the possible impact this error could affect me financially in obtaining a XXXX on my new home. I have been bounced back and forth with each pointing fingers at eachother. The issue is a big lender like UWM has no consistent contact or shared dept info or ability to contact them as a property owner for assistance. I have contacted the Title company, the mortgage holder, the county tax dept, the originating mortgage broker, my current loan officer and an outside title company for suggestions on how to remedy this expediently and efficiently. I was told that it could take 1-6 weeks to get a response from UWM by the title person assigned to request a release that will clear the 9 parcels affected.
