Company : Coast2Coast Mortgage Individual involved : XXXX XXXX XXXX Product : Residential mortgage loan Issue type : Misrepresentation, interference with consumer choice, unprofessional conduct Complaint Description I am filing this complaint regarding the conduct of a mortgage loan originator employed by Coast2Coast Mortgage , LLC, which occurred this month in connection with residential purchase transactions involving my clients. The individual engaged in repeated conduct that interfered with consumers ability to freely pursue mortgage financing, misrepresented facts to consumers and other mortgage professionals, and attempted to influence transactions through coercive and retaliatory behavior rather than underwriting facts. Specifically, the loan originator attempted to prevent a borrower from communicating directly with the builders preferred lender ( XXXX XXXX lender ) while allowing or encouraging the borrower to communicate directly with the builder. The loan originator insisted that underwriting determinations flow through her rather than allowing the assigned lender to complete an independent underwriting review. This interfered with the borrowers right to shop lenders and pursue qualification without obstruction. The loan originator also engaged in hostile and disparaging communications toward another licensed mortgage lender who was attempting to assist the borrower. These communications went beyond underwriting criteria and served no legitimate consumer-protection or lending purpose. After a client informed the loan originator that she would not proceed with the loan application, the loan originator sent a written email directly to the consumer making false and disparaging statements about me as the clients licensed real estate agent, referencing an unrelated transaction and internal brokerage matters that had no relevance to the consumers loan. This communication appeared retaliatory and caused confusion and distress to the consumer. Additionally, the loan originator made false statements to another mortgage lender claiming that I had given away a clients loan to a different lender. This statement was untrue. I did not assign, redirect, or interfere with the clients choice of lender. The client independently chose not to proceed. This misrepresentation was made to discourage another lender from working with me. Taken together, this conduct demonstrates a pattern of misrepresentation, interference with consumer choice, improper communications, and retaliatory behavior that undermines consumer trust and the integrity of the mortgage lending process. For clarity, my communications throughout these transactions were limited to advocating for lender-driven underwriting determinations, accurate disclosure of contractual risks, and preserving the borrowers ability to make an informed decision without unnecessary financial exposure. I did not discourage the borrower from any lender, did not interfere with underwriting, and did not make disparaging statements about the respondent. My communications were factual, documented, and focused solely on the borrowers best interests.
