Consumer Narrative

" I am a 100 % XXXX XXXX Veteran in the state of Oklahoma. I am filing this complaint against Wells Fargo for systemic predatory servicing and illegal manufactured duress that occurred prior to my loan 's transfer to XXXX. 1. Illegal Escrow Inflation ( Tax Fraud ) Under Oklahoma Statutes XXXX, I am granted a 100 % Property Tax Exemption for my homestead. Wells Fargo was provided documentation of this, yet they ignored my legal status and continued to bill 'estimated ' taxes into my escrow account. This illegal billing created a manufactured 'shortage ' that did not exist. 2. Predatory Insurance Racket Wells Fargo charged over $ XXXX for homeowner 's insurance, which is significantly above the average market rate for XXXX XXXX XXXX I did not receive the required 45-day or 15-day RESPA notices before these inflated charges were force-placed on my account. This was a direct violation of federal servicing laws designed to protect veterans. 3. Unauthorized Interest Rate Adjustment ( TILA Violation ) I have recently discovered that my Fixed-Rate VA Loan was unilaterally adjusted by the servicer to an unauthorized rate ( approximately 14 % ). Per 12 CFR 1026.20, a servicer must provide a mandatory 210-day notice before a rate adjustment. No such notice was ever provided. This unauthorized conversion of a fixed-rate note is fraudulent. 4. Predatory Duress & Medical Damages Using the foreclosure threats generated by these manufactured errors, Wells Fargo pressured me into signing a notarized loan modification that added 5 years to my mortgage. This duress directly precipitated a severe medical crisis, exacerbating my service-connected XXXX and requiring immediate inpatient detox. These are documented 'Actual Damages ' under RESPA XXXX Requested Resolution : I am seeking a full investigation into these violations, which mirror the systemic failures cited in the XXXX CFPB Consent Order ( XXXX ) against Wells Fargo. I demand a full rollback of the unauthorized interest rate, a refund of all improperly billed taxes and insurance, and compensation for the medical expenses caused by this servicer-induced health crisis.
