I applied for a mortgage with XXXX XXXX / LoanDepot for a XXXX XXXX XXXX at XXXX XXXX XXXX XXXX, XXXX, GA, and the experience was extremely unprofessional, misleading, and financially harmful. XXXX XXXX XXXX Initial Application XX/XX/XXXX : Signed the purchase contract. XX/XX/XXXX : Opened mortgage application with XXXX XXXX. XX/XX/XXXX : Signed initial disclosures. XX/XX/XXXX Material Financial Change Reported ( Ignored by Lender ) On XX/XX/XXXX at XXXX XXXX, I notified loan officer XXXX XXXX and manager XXXX XXXX in writing that : I no longer had the 20 % down payment due to business expenses and HELOC withdrawals. At XXXX XXXX, I also informed them I could not lease my current home, which they had claimed was required for the loan to work. Despite this major financial change, XXXX XXXX did not : Update underwriting Issue a redisclosure Request updated financial documents Provide a revised conditional approval Provide a denial letter This violates standard underwriting practices and TRID requirements. XX/XX/XXXX Conditional Approval Issued Using False, Outdated Information On XX/XX/XXXX, XXXX XXXX issued a conditional approval that : Did not include the updated financial changes disclosed on XX/XX/XXXX Was based entirely on old and inaccurate information Misled both me and the builder into thinking the loan was workable This conditional approval was not valid, and the companys later CFPB response falsely claimed that the loan had been decisioned before they learned about my financial change.
