On XX/XX/XXXX, I received a 50 % Homestead Exemption on the above-referenced property. Following this adjustment, my monthly mortgage payments changed as follows : XX/XX/XXXX XX/XX/XXXX : {$4400.00} per month Effective XX/XX/XXXX : payment reduced to {$4000.00} Effective XX/XX/XXXX : payment increased to {$5500.00} Selene Finance LP stated that they paid property taxes twice in XXXX from my escrow account. However, my records indicate the following : XXXX : Mortgage Interest paid {$34000.00} | Property Taxes paid {$13000.00} XXXX : Property Tax bill {$10000.00} ( verified actual amount ) Selene Finance claims to have paid {$28000.00} in property taxes for XXXX, which does not align with the verified figures. As a result, they stated that my escrow account had to be adjusted. I contacted XXXX XXXX, who confirmed that there was an issue affecting my account. I also obtained official figures directly from the XXXX XXXX XXXX XXXX ( not projections ) and provided those to Selene Finance. Despite this, no correction has been made. Additionally, I spoke with the Texas Tax Office in XXXX multiple times on behalf of the loan servicer, but after more than 18 months, the issue still could not be resolved. Throughout XXXX and into XXXX, I have requested an escrow analysis on XXXX separate occasions, but each time the numbers have been inaccurate. I have also applied tax rebates and reimbursements back toward my mortgage, yet no resolution was reached. In XX/XX/XXXX, I completed a loan modification, only to be informed sixty ( 60 ) days later that Selene Finance now required wet signatures, despite the original documents being executed via XXXX. My co-borrowers Homestead Exemption was submitted to Selene Finance monthly for XXXX ( XXXX ) months beginning XX/XX/XXXX, following certification. The servicer only acknowledged this after I filed for Chapter XXXX Bankruptcy, at which time they stated my payments would be reduced by {$310.00} per month. In XX/XX/XXXX, I verified that Selene Finance had mistakenly paid my property taxes twice due to misinterpreting when tax bills are issued versus when they are due. However, after review with XXXX, it was confirmed that this was not an error on the countys part but rather an internal accounting issue within Selene Finances system. I made my XX/XX/XXXX mortgage payment via ACH through XXXX XXXX XXXX XXXX XXXX XXXX XXXX and provided financial statements as proof. Despite these records, Selene Finance refused to recognize the payment and, at XXXX point, attempted to withdraw funds from my bank account without authorization. I have made numerous attempts to resolve these issues directly with both the bank and the loan servicer, but I have received no confirmation of payment acceptance or any resolution to date. I respectfully request that the CFPB take note of these facts, as they directly impact the accuracy of my mortgage arrearage and ongoing payment structure under my XXXX XXXXXXXX Plan.
