To Whom It May Concern, I am filing a formal complaint against Freedom Mortgage regarding their handling of my loan assumption application. Throughout this process, I have experienced repeated misrepresentation, lack of due professional care, intentional delays, and contradictory statements that have placed me in an extremely difficult position as a consumer. From the very beginning, Freedom Mortgage has provided me with conflicting information about my file status. I was told multiple times that my loan was in underwriting when it was not. Later, I was told my file was conditionally approved, but this was not an official underwriting decision, but merely an email with vague language. These misleading representations caused me to update sellers, incur financial and emotional stress, and make decisions based on false information. In addition, Freedom Mortgage has made numerous errors with my debt-to-income calculations, insurance figures, and treatment of rental income despite having all the documentation from me multiple times. Requests for documents have been duplicated weeks later, suggesting that my file was not reviewed with diligence. Each time I provided exactly what they requested, yet new and contradictory conditions appeared. I escalated the matter several times within Freedom Mortgage, but the lack of accountability and transparency remained. What should have been a straightforward loan assumption process has turned into months of delays, mismanagement, and what feels like intentional stalling. As a consumer, I believe I have been subjected to : Misrepresentation and misleading communication about my loan status. Negligent handling of my file, with repeated mistakes and missing information despite my full compliance. Unreasonable delays that appear intentional and obstructive. Lack of due professional care, creating unnecessary stress and jeopardizing my ability to close on a home. I respectfully request that the CFPB review Freedom Mortgages handling of my file and hold them accountable for these actions.
