Columbia Debt Recovery is attempting to recover {$39000.00} from me on behalf of XXXX for the full lease term ( XX/XX/XXXX - XX/XX/XXXX ) ; despite having vacated the unit on XX/XX/XXXX in accordance with California " Pay or Quit '' tenant law. This attempt to collect is unlawful as there is no judgement awarding or entitling XXXX to this amount. I'd like to further note that the lease agreement between myself, XXXX XXXX, and XXXX XXXX is void in California after the first " Pay or Quit '' notice which was issued in XXXX of XXXX, further reducing their claim for payment due. Finally, and pursuant to civil code XXXX, XXXX is required to minimize damages through advertising and re-renting the unit, at a fair and reasonable rate. I requested a copy of the unit 's rental history from XXXX, as well as the debt purchase agreement and validation letter from Columbia Debt recovery, which was not provided or honored. I'd finally like to acknowledge the active class action lawsuit between the FTC and XXXX for their deceptive business practices similar to that which I am noting here.
