On XX/XX/XXXX, I sent a secure message request to Freedom Mortgage Corporation via their website. I wrote the following : This email serves as my written request for a refund of specific reinstatement charges. I requested a reinstatement quote good through XX/XX/XXXX from the foreclosure attorney, which was {$18000.00}. A review of the XX/XX/XXXX mortgage statement noted the following : 1. The Past Payment Breakdown - paid last month section reflected {$18000.00}. However, a cashiers check in amount of {$18000.00} was delivered to Freedom Mortgage Corporation. The net difference between {$18000.00} and {$18000.00} is {$500.00}. While I am owed {$500.00}, it appears a credit of {$300.00} was applied to my account. However, I am owed a refund of {$200.00} ( {$500.00} - $ XXXX {$200.00} ). 2. The statement reflects six ( 6 ) property inspection fees in the amount of {$30.00} each on XX/XX/XXXX. While one ( 1 ) property inspection fee appears reasonable, five ( 5 ) additional property inspections on same date appears unreasonable. I am requesting refund of {$150.00} ( $ XXXX XXXX ). 3. The statement reflects payment as description for several amounts : {$570.00} ; {$320.00} ; {$45.00} ; {$850.00} ; {$400.00}. Provide specific detail/description for each item if not a monthly payment ( e.g., {$2600.00} ) or late fee ( e.g., {$78.00} ). 4. The foreclosure attorney quote dated XX/XX/XXXX indicated {$1400.00} for trustees fees/costs. I am making the assumption the breakdown of charges are : {$570.00} ; {$850.00} ; {$45.00}. A foreclosure expense {$850.00} on XX/XX/XXXX ( pg. 1 of 3 ) was noted. A second {$850.00} with payment description ( pg. 2 of 2 ) was also noted. If this was a duplicate charge for foreclosure expense/ trustees fee/costs that appears to be an unreasonable charge and I request a refund of {$850.00}. 5. The foreclosure attorney reinstatement quote dated XX/XX/XXXX indicated {$400.00} was for an appraisal. A property appraisal for the exterior and interior for {$400.00} in the XXXXXXXX XXXX market appears reasonable. However, a property appraisal was not performed. Specifically, no appraiser was provided access to the property ( by me as owner ) to perform an appraisal of the interior and exterior of property. I am requesting a refund of {$400.00}.
